1. Check-in time is after 3 p.m. EST and check-out is at
11 a.m. EST. Any changes to these times must be arranged prior to your stay.
2. This a
non-smoking home. You are welcome to smoke outside, but we ask that you do not smoke inside the house.Smoking
in the home will result in the forfeit of a damage deposit being returned.
3. Pets
are permitted, but must be on a leash at all times. Pet owners are responsible for cleaning up any/all pet refuse. Any
damages incurred due to pets will be deducted from the security/damage deposit. Chesnut Bay Resort assumes
no responsibility for illness or injury that may incur to pets or humans while on the premises. Pets are limited to one
per house. Guests bringing a pet must get prior approval from management.
4. We will not
rent to vacationing students or singles under 25 years of age unless accompanied by an adult or guardian.
Please keep in mind that Chesnut Bay Resort is set up for families, so please refrain from profanity in the presence
of children.
5. Damage/ Reservation Deposit- A damage/reservation deposit
is required. This must be received within ten (10) days of booking. Without receipt of a deposit, the reservation may be cancelled.
The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however
it is fully refundable within fourteen (14) days of departure, provided the following provisions are met.
a. No damage is done to house or it's contents, beyond normal wear and tear.
b.
No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, soiled dishes are placed in the dishwasher,
and linens are stripped from the bed and placed in a pile by the bedside.
d. All keys are
returned and the top lock is locked.
e. All charges accrued during the stay are paid prior
to departure.
f. No linens are lost or damaged.
g. No smoking
in home
1. Payment- Please make payments in the form of traveler's checks,
bank money orders, cashiers checks, or personal checks payable to Chesnut Bay Resort. We also accept American Express, Discover,
MasterCard and Visa. The BALANCE OF RENT is due thirty (30) days before your arrival date.

Cancellations- A 30 day notice is required for cancellation. Cancellations that are made prior to 30 days
will incur no penalty. Cancellations or changes that result in a shortened stay, that are made with less than 30 days notice
and the property is unable to be rented for the cancelled dates, will result in the loss of the security deposit. Cancellation
or early departure does not warrant any refund of rent or deposit.
3. Maximum Occupancy-
The maximum number of guests per house is set and limited to that number. Guests over the maximum number may
be asked to find other accommodations, or will be subject to a charge of $25 per person over maximum occupancy
per day. This policy will be strictly enforced.
4. Longer minimum stays
may be required during holiday periods.
5. Inclusive Fees- Amenity fees are
included in the rental rate.
6. No Daily Maid Service- While linens and bath
towels are included in the house, daily maid service is not included. Toilet paper, paper towels, cleaning supplies, and
trash bags are not provided. We provide a roll of paper towels and a roll of toilet paper for each restroom. We
suggest that you bring what you will need for the remainder of your stay. We also suggest that you bring beach towels. We
do not permit towels or linens to be taken out of the house.
7. Rate changes-
Rates are subject to change without notice.
8. Falsified Reservations- Any
reservation obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party wil
not be permitted to stay.
9. Written exceptions- Any acceptions to the above
mentioned policies must be approved in writing in advance.
10. Parking- Vehicles
are to be parked in designated parking areas only. Any illegally parked vehicles are subject to towing; applicable fines/towing
fees and is the sole responsiblity of the vehicle owner. Extra parking is provided in the overflow lot only. Please do not
park in the street.
11. Hot-tub- No children under the age of 12 permitted
in the hot tub without parental supervision. When using the hot tub, remember there is certain health risk associated with
the facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in the tub prior to your
arrival. Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE
HOT TUB COVER, this will break and you may be charged for replacement. Remember when not using the tub to cover it to keep
it warm and to keep debris out.
12. Water Slide and Water Trampoline- The
water slide is a great amenity, but it must be used properly to avoid injury. Small pebbles can get caught inside and scratch
your back, so a life jacket must be worn at all times. There is a timer at the top to wet the slide. It must be turned on
and allowed to run a few seconds prior to sliding. Always make sure that no swimmers are at the end of the slide before sliding.
Use the slide and trampoline at your own risk.
The water trampoline must be used
with caution as well. Life jackets must be worn by children under 8 and unsure swimmers. The trampoline is anchored underneath
the tube. Please no jerking on the securing ropes.
13. Swimming Pool- The
swimming pool does not have a lifeguard. Swimmers under 14 must be accompanied by an adult at all times in the pool area.
Pool rules and hours are posted. Please adhere to them for the safety and enjoyment of everyone.
14. Storm Policy- No refunds will be given for storms.
15. Guests-
There will be no more than 4 visitors permitted on site for each home. Visitors are not permitted to use the pool or other
amenities. Visitors must check in at the Office and receive a wristband. Visitors without wristbands will be asked to leave
the property.
16. Grills- Gas grills are provided at each home. Please use
caution and do not place grills close to the exterior siding of the home. If you run out of gas in the grill, please
do not remove the tank. Go to the office and someone will be glad to fill it for you.
17.
All of the houses are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur
while on the premises or its facilities. Chesnut Bay Resort is not responsible for the loss of personal belongings
or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of
any harm arising from their use of the premises or others whom they invite to use the premises.
